What is “Build to Suit”?
Blanton Land Development offers an option of leasing property, usually for commercial purposes, in which Blanton Land Development builds to a tenant’s specifications. Blanton Land Development pays for the construction to the specifications of the tenant, and the tenant then leases the land and building from the landowner, who retains ownership. Build to suit is frequently used by tenants who wish to occupy a building of a certain type but do not wish to own the building.
How does it work?
There are many avenues a user may take in search of commercial and industrial real estate to lease. One such option is the build to suit, which offers the highest level of customization to a tenant. A build to suit is a turnkey project where a property owner agrees to construct a customized facility for a tenant to lease. It differs from leasing an existing building in that a user has the option of tailoring the building to their specifications.
We begin by meeting with the tenant to determine what function the facility has to perform. During this process we ask the tenant for a ‘Wish List’ of features, fixtures and appurtenances. Once we have ascertained the rough dimensions of the building, the developer then choose a site within the development.
Blanton Land Development, the developer, then collaborates with Pepperdam Construction on designing and engineering a facility that is consistent with the concept envisioned by the tenant. After the facility has been designed, our construction management team takes over and begins permitting process.
Many construction companies subcontract out an entire project. Pepperdam is different in that it is a self-performing general contractor. On day one, Pepperdam Construction begins to clear and grade the site to prepare it for a concrete building slab. Shortly thereafter structural steel rises and the building is stuffed with insulation and encased in metal siding. As the structure emerges from the ground, a myriad of mechanical and electrical tradesman coalesce to build out the interior of the facility. As the project nears completion Pepperdam furnishes the facility with carpet, paint and landscaping.
